Selling your house is a stressful process. There are so many things that are out of your control. Luckily, how you stage your home is something that is completely controlled by you. Here are some tips to help you make sure that your home is staged well so that it has a better chance of selling.

  1. Move out everything that you do not absolutely need or use on daily basis. Use this as an excuse to sort through all of your stuff! You can hold a yard sale or put the things you don’t want to keep up for sale online to earn some extra money. The things you do want to keep but that you don’t need each day can be boxed up and put into a cheap storage unit.
    Self storage units are really affordable. It doesn’t matter where you want to rent one…finding a great deal is easy and because you’ll have already pared down and boxed up most of your things, the actual move to your new home will go far more smoothly!
  2. Give your home a good sprucing up. You don’t have to completely remodel the place (nor should you since the new owners may have other ideas), but you do want it to be really clean. This means washing the walls, deep cleaning the carpets or polishing your hardwood floors, polishing the furniture, making sure you can see through all of the windows, etc. If there are any dings or holes in the walls, patch them up. You might even think about repainting the inside of your home in a good neutral color. The paint doesn’t have to be expensive and painting the rooms yourself can save you lots of money.
  3. Make sure your yard (if you have one) is well maintained. Keep it freshly mowed if you have a lawn. Get rid of any weeds or plants that look sickly. Perhaps put fresh flowers in the flower beds or along the house. Keep the yard toy-free and bike-free. You might even want to give the outside of your home a good power washing.
  4. Air out your home. You don’t have to do any cheesy tricks like lighting candles that smell like freshly baked cookies, but you also don’t want people to walk in and wrinkle their noses. The best smell is, honestly, no smell at all. Open up all of the windows for a good long time before you start showing the house to give errant smells a time to waft out.

These are just four basic tips that will help you stage your home properly while you are still living in it. They might seem like work but if they help your home sell quickly and for a price that you like, all that work will have been worth it.
